Bu fark\u0131ndal\u0131kla Gayrimenkul Pazarlama ve Sat\u0131\u015f Profesyonelleri Derne\u011fi (GAPAS), m\u00fc\u015fteri s\u0131k\u0131nt\u0131s\u0131 \u00e7eken \u015fehir i\u00e7i otellere ve kirac\u0131 s\u0131k\u0131nt\u0131s\u0131 \u00e7eken ofis yap\u0131lar\u0131na y\u00f6nelik imar plan\u0131 ve imar durumu g\u00fcncellemesi yap\u0131larak, bu binalar\u0131n konuta d\u00f6n\u00fc\u015febilmelerinin \u00f6n\u00fcn\u00fcn a\u00e7\u0131lmas\u0131 gerekti\u011finin alt\u0131n\u0131 \u00e7izdi<\/strong><\/p>\n\n\n\n<p>Gayrimenkul sekt\u00f6r\u00fcn\u00fcn en \u00f6nemli tipolojilerinden \u015fehir merkezlerinde konumlanm\u0131\u015f olan \u2018\u015fehir otelleri\u2019 ve hizmet sekt\u00f6r\u00fcn\u00fcn geresinim duydu\u011fu \u2018ofisler\u2019, g\u00fcn\u00fcm\u00fczde ciddi bir bo\u015fluk ve at\u0131l kapasite ile kar\u015f\u0131 kar\u015f\u0131ya kalm\u0131\u015f durumda. Pandemi nedeniyle i\u015f seyahatlerinin, fuarlar\u0131n, kongrelerin durmas\u0131, gerek yurt i\u00e7i ve gerekse de yurt d\u0131\u015f\u0131 turizm hareketinin yava\u015flamas\u0131yla \u015fehir otelleri, bug\u00fcnlerde \u00f6nemli derecede m\u00fc\u015fteri s\u0131k\u0131nt\u0131s\u0131 ya\u015f\u0131yor. Di\u011fer yandan, teknolojik altyap\u0131n\u0131n geli\u015fmesi \u00e7er\u00e7evesinde mek\u00e2na ba\u011fl\u0131 \u00e7al\u0131\u015fman\u0131n son on y\u0131lda g\u00fcndemden d\u00fc\u015fmesiyle zorunlu bir ihtiya\u00e7 olmaktan \u00e7\u0131kma yolunda h\u0131zla ilerleyen, son Koronoavir\u00fcs pandemisi \u00e7er\u00e7evesinde evlere kapanma d\u00f6neminde \u00e7al\u0131\u015fanlar\u0131n uzaktan \u00e7al\u0131\u015fmaya al\u0131\u015fmas\u0131 ve bu y\u00f6nde \u00e7al\u0131\u015fmaya devam etme e\u011filiminde olunmas\u0131yla \u0131ss\u0131z hale gelen ofisler de kirac\u0131 s\u0131k\u0131nt\u0131s\u0131 ya\u015f\u0131yor.<br>Gayrimenkul Pazarlama ve Sat\u0131\u015f Profesyonelleri Derne\u011fi (GAPAS), imar planlar\u0131nda \u2018ticaret\u2019 lejandl\u0131 arsalar \u00fczerinde in\u015fa edilmi\u015f olan ofisler, \u2018turizm\u2019 veya \u2018ticaret\u2019 lejandl\u0131 arsalar \u00fczerinde in\u015fa edilmi\u015f otellerin, belediye meclisinde kabul edilecek imar plan\u0131 tadilatlar\u0131yla, konuta d\u00f6n\u00fc\u015ft\u00fcr\u00fclebilmesine imk\u00e2n tan\u0131nmas\u0131n\u0131 \u00f6nerdi. At\u0131l durumda duran otel ve ofis binalar\u0131n\u0131n yat\u0131r\u0131mc\u0131lar\u0131na ciddi bir ekonomik kay\u0131p ve k\u00fclfet yaratt\u0131\u011f\u0131n\u0131 vurgulayan Gayrimenkul Pazarlama ve Sat\u0131\u015f Profesyonelleri Derne\u011fi (GAPAS) Ba\u015fkan\u0131 \u0130smail \u00d6ZCAN, g\u00fcn\u00fcm\u00fcz\u00fcn ve yak\u0131n gelece\u011fin g\u00f6stergeleri \u00e7er\u00e7evesinde, ofis ve otel binalar\u0131n\u0131n konuta d\u00f6n\u00fc\u015f\u00fcm\u00fcn\u00fcn gerekli oldu\u011funu s\u00f6yledi. \u00d6ZCAN, b\u00f6yle bir d\u00f6n\u00fc\u015f\u00fcm\u00fcn, son y\u0131llarda azalan konut \u00fcretimiyle olas\u0131 k\u0131sa vadede ortaya \u00e7\u0131kacak konut a\u00e7\u0131\u011f\u0131n\u0131n kapat\u0131lmas\u0131nda destek olabilece\u011fini, bu binalar\u0131n at\u0131l kalmaktan kurtar\u0131l\u0131p, tekrar ekonomiye kazand\u0131r\u0131labilece\u011fini belirtti.<br>Arz\u0131n k\u0131s\u0131tl\u0131 hale gelmesi ve artan faizlerle birlikte konut sat\u0131\u015f fiyatlar\u0131n\u0131n ve kiralar\u0131n, enflasyon oran\u0131 \u00fczerinde artma e\u011filiminde oldu\u011fu tespitini yapan \u00d6ZCAN, \u201cGer\u00e7ekle\u015ftirdi\u011fimiz son GAPAS Serbest K\u00fcrs\u00fc etkinli\u011finde, giderek bo\u015falan ofis binalar\u0131n\u0131 masaya yat\u0131rd\u0131k; ofis binalar\u0131 i\u00e7in at\u0131l kalmaktan kurtulman\u0131n en h\u0131zl\u0131 yolunun, imar plan\u0131 tadilat\u0131yla hem \u00e7al\u0131\u015fman\u0131n hem de ya\u015faman\u0131n birlikte sa\u011fland\u0131\u011f\u0131 binalara d\u00f6n\u00fc\u015febilmelerinin sa\u011flanmas\u0131 oldu\u011funu tespit ettik.
