Sekt\u00f6r\u00fcn sorunlar\u0131n\u0131 konu\u015fup birlikte bu sorunlara kal\u0131c\u0131, yarat\u0131c\u0131 \u00e7\u00f6z\u00fcmler sunabilmek amac\u0131yla bir araya gelen dernek \u00fcyeleri pandemi s\u00fcrecinde ya\u015fanan sorunlar\u0131 masaya yat\u0131rd\u0131. GAPAS \u00fcyeleri ilk toplant\u0131lar\u0131n\u0131n ard\u0131ndan Covid-19 salg\u0131n\u0131 nedeniyle sat\u0131\u015flar\u0131 d\u00fc\u015fen gayrimenkul sekt\u00f6r\u00fcn\u00fcn yeniden canland\u0131r\u0131lmas\u0131 ve sat\u0131\u015flar\u0131n ivme kazanmas\u0131 i\u00e7in bir yol haritas\u0131 \u00e7\u0131kard\u0131lar. Yabanc\u0131lara sat\u0131\u015fta \u201cE-vatanda\u015fl\u0131k\u201d modelinin T\u00fcrkiye gayrimenkul sekt\u00f6r\u00fc i\u00e7in bir \u00e7\u0131k\u0131\u015f yolu olabilece\u011fini s\u00f6yleyen GAPAS Ba\u015fkan\u0131 \u0130smail \u00d6ZCAN, bug\u00fcn\u00fcn dijital d\u00fcnyas\u0131nda, gayrimenkul yat\u0131r\u0131m\u0131n\u0131 da online hale getirmek gerekti\u011finin ve T\u00fcrkiye Cumhuriyeti vatanda\u015fl\u0131\u011f\u0131 kazanabilmek i\u00e7in en az 250.000 dolarl\u0131k bir yat\u0131r\u0131m gerekirken \u201cE-vatanda\u015fl\u0131k\u201d i\u00e7in farkl\u0131 bir yat\u0131r\u0131m tutar\u0131 belirlenebilece\u011finin alt\u0131n\u0131 \u00e7izdi.<\/p>\n\n\n\n<p>Gayrimenkul sekt\u00f6r\u00fcnde bir\u00e7ok projede pazarlama ve sat\u0131\u015f organizasyonu yapan, s\u0131f\u0131r (yeni) ya da ikinci el gayrimenkullerin el de\u011fi\u015ftirmesini sa\u011flayan sekt\u00f6r\u00fcn deneyimli isimleri, ya\u015fad\u0131klar\u0131 sorunlar\u0131 tart\u0131\u015fabilmek, bu sorunlara yeni \u00e7\u00f6z\u00fcmler bulabilmek ve yeni pazarlama teknikleri belirleyebilmek i\u00e7in Gayrimenkul Pazarlama ve Sat\u0131\u015f Profesyonelleri Derne\u011fi\u2019ni (GAPAS) kurdu. Haziran ay\u0131 itibariyle dernekle\u015fme s\u00fcre\u00e7lerini tamamlayan GAPAS\u2019\u0131n kurucu y\u00f6netim kurulu ba\u015fkanl\u0131\u011f\u0131n\u0131 GMK Group Proje Yat\u0131r\u0131m A.\u015e. icra kurulu \u00fcyesi Y. Mimar \u0130smail \u00d6ZCAN, ba\u015fkan yard\u0131mc\u0131l\u0131\u011f\u0131n\u0131 \u0130lhan KAYA \u00fcstlenirken, \u0130lkin K\u0130LERC\u0130 G\u00d6N\u00dcLCAN, Mehmet Ender AYDO\u011eDU ve Yunus Emre KALKAN \u00fcye, Fatih G\u00dcN\u015eAN, Emin G\u00dcRSU ve Ender ERAT da yedek y\u00f6netim kurulu \u00fcyesi olarak yer almaktad\u0131r.Derne\u011fin ilk g\u00fcndemi, Covid-19 nedeniyle d\u00fc\u015fen konut sat\u0131\u015flar\u0131n\u0131n nas\u0131l art\u0131r\u0131labilece\u011fine y\u00f6nelik alternatif yol ve y\u00f6ntemleri tart\u0131\u015fmak oldu.<\/p>\n\n\n\n<p>Baz\u0131 \u00fclkelerin uygulamaya ald\u0131\u011f\u0131 \u2018E-vatanda\u015fl\u0131k\u2019 modelinin, olduk\u00e7a gerileyen yabanc\u0131lara sat\u0131\u015f konusunda, T\u00fcrkiye gayrimenkul sekt\u00f6r\u00fc i\u00e7in bir \u00e7\u0131k\u0131\u015f yolu olabilece\u011fini s\u00f6yleyen GAPAS Ba\u015fkan\u0131 \u0130smail \u00d6ZCAN, \u201cBug\u00fcn\u00fcn dijital d\u00fcnyas\u0131nda, gayrimenkul yat\u0131r\u0131m\u0131n\u0131 da online hale getirmek gerekiyor. T\u00fcrkiye Cumhuriyeti vatanda\u015fl\u0131\u011f\u0131 ve pasaport alma hakk\u0131 kazanabilmek i\u00e7in en az 250.000 dolarl\u0131k bir yat\u0131r\u0131m gerekirken burada e-vatanda\u015fl\u0131k i\u00e7in farkl\u0131 bir yat\u0131r\u0131m tutar\u0131 belirlenebilir. \u00d6rne\u011fin; 150.000 dolarl\u0131k bir yat\u0131r\u0131m tutar\u0131n\u0131 banka transferiyle T\u00fcrkiye\u2019ye g\u00f6nderen yat\u0131r\u0131mc\u0131ya, s\u00fcreli ya da s\u00fcresiz bir oturum izni turkiye.gov.tr \u00fczerinden online ortamda hemen verilebilir, kendisine T\u00fcrk bankalar\u0131nda i\u015flem serbestiyeti, Merkezi Kay\u0131t Kurulu\u015fu \u00fczerinden \u015firket kurma hakk\u0131 hemen tan\u0131nabilir. \u201cE-vatanda\u015fl\u0131k\u201d i\u00e7in g\u00fcvenilir gayrimenkul yat\u0131r\u0131m enstr\u00fcmanlar\u0131 olan gayrimenkul yat\u0131r\u0131m fonlar\u0131, sertifikalar\u0131, GYO hisseleri adres g\u00f6sterilebilir.\u201d dedi.<\/p>\n\n\n\n<p>2019 y\u0131l\u0131nda yabanc\u0131lara 45.500 adet konut sat\u0131ld\u0131\u011f\u0131n\u0131 an\u0131msatan \u00d6ZCAN, daha geni\u015f bir hedef yabanc\u0131 m\u00fc\u015fteri kitlesine hitap edebilecek e-vatanda\u015fl\u0131k yoluyla, ge\u00e7en y\u0131l yabanc\u0131lara yap\u0131lan sat\u0131\u015f adedinde bir konut sat\u0131\u015f\u0131 ger\u00e7ekle\u015ftirilebilirse, y\u0131lda yakla\u015f\u0131k 7 Milyar Dolarl\u0131k ek bir gelirin T\u00fcrkiye\u2019ye kazand\u0131r\u0131labilmesinin m\u00fcmk\u00fcn oldu\u011funu, s\u00f6yledi.
