Yeni proje yoklu\u011funda konut talebinin ikinci ele kayd\u0131\u011f\u0131na vurgu yapan Gayrimenkul Pazarlama ve Sat\u0131\u015f Profesyonelleri Derne\u011fi (GAPAS) Ba\u015fkan\u0131 \u0130smail \u00d6ZCAN, yeni konut projelerinin te\u015fvik edilmemesi durumunda, ikinci elde fiyatlar\u0131n 2021\u2019de olduk\u00e7a h\u0131zl\u0131 bir art\u0131\u015f e\u011filimine girmesini beklediklerini s\u00f6yledi.&nbsp;<\/strong><\/p>\n\n\n\n<p><strong>&nbsp;<\/strong><\/p>\n\n\n\n<p>Konut sat\u0131\u015flar\u0131nda 2020 y\u0131l\u0131 sat\u0131\u015f verileri T\u00fcrkiye \u0130statistik Kurumu (T\u00dc\u0130K) taraf\u0131ndan a\u00e7\u0131kland\u0131. A\u00e7\u0131klanan verilere g\u00f6re, T\u00fcrkiye\u2019deki konut sat\u0131\u015f\u0131 2020 y\u0131l\u0131nda toplam 1.499.316 olarak ger\u00e7ekle\u015fti. 2019 y\u0131l\u0131na g\u00f6re %11,17 art\u0131\u015f\u0131n ya\u015fand\u0131\u011f\u0131 konut sat\u0131\u015flar\u0131nda, ikinci elin a\u011f\u0131rl\u0131\u011f\u0131 g\u00f6zlendi. Toplam konut sat\u0131\u015flar\u0131n\u0131n sadece %31,33\u2019\u00fcn\u00fc yeni konutlar olu\u015ftururken, %68,67\u2019si ikinci el konutlardan olu\u015ftu.<\/p>\n\n\n\n<p>Konut al\u0131mlar\u0131n\u0131n 2020 y\u0131l\u0131nda yeni (s\u0131f\u0131r) konuttan, ikinci ele kayd\u0131\u011f\u0131na i\u015faret eden<strong> Gayrimenkul Pazarlama ve Sat\u0131\u015f Profesyonelleri Derne\u011fi<\/strong> <strong>(GAPAS<\/strong>)<strong> Ba\u015fkan\u0131 \u0130smail \u00d6ZCAN<\/strong>, bu durumun bir tercihten \u00e7ok, zorunluluktan kaynakland\u0131\u011f\u0131n\u0131 vurgulad\u0131. Yeni konut projelerinin son 2-3 y\u0131lda azalma e\u011filimine girdi\u011fini, yap\u0131 ruhsatlar\u0131na ba\u015fvurular\u0131n 2018 ve 2019 y\u0131llar\u0131nda \u00f6nemli \u00f6l\u00e7\u00fcde azald\u0131\u011f\u0131n\u0131 hat\u0131rlatan <strong>\u00d6ZCAN<\/strong>, yeni (s\u0131f\u0131r) konutlar\u0131n toplam konut sat\u0131\u015flar\u0131 i\u00e7indeki a\u011f\u0131rl\u0131\u011f\u0131n\u0131n d\u00fc\u015fmesindeki esas sebebinin \u2018sat\u0131n alacak yeni konut kalmamas\u0131na ba\u011flanabilece\u011fini s\u00f6yledi.<\/p>\n\n\n\n<p>\u0130stanbul\u2019da \u00f6zellikle merkezi il\u00e7elerde yeni (s\u0131f\u0131r) konut \u00fcretimi s\u0131n\u0131rl\u0131 olmas\u0131 nedeniyle, t\u00fcketicilerin, 2. el konutlara y\u00f6neldi\u011fini ifade eden <strong>GAPAS ba\u015fkan\u0131<\/strong> <strong>\u00d6ZCAN<\/strong>, yabanc\u0131lara yap\u0131lan sat\u0131\u015flar g\u00f6z ard\u0131 edilirse, 2020 y\u0131l\u0131nda \u2018her bir yeni konuta kar\u015f\u0131l\u0131k iki adet ikinci el konutun\u2019 sat\u0131\u015fa konu oldu\u011funu s\u00f6yledi.
